How consolidated billing per property works

You manage 12 properties, we jet three of them on the same day. Result: you receive three separate invoices - one per property, with a clear breakdown of services and costs.

Benefit: you can pass each invoice directly on to the relevant owner association or individual owner without having to unbundle a consolidated bill afterwards. For your own accounting we can provide a monthly summary on request - best of both.

That is an operational difference compared with middleman models, which typically issue a single invoice per client and then add a 10-25 percent margin on top of the service provider. With us: directly from the local service partner, without an intermediate margin.

Typical sewer issues by building era

Which damage patterns appear often depends strongly on the construction era. We align maintenance intervals accordingly:

Older buildings (before 1960)

Stoneware lines with socket joints. Common: offsets from settlement, root ingress from street trees, mortar wash-out at joints. Recommended intervals: jetting every 2-3 years, CCTV inspection every 5 years.

Post-war properties (1960-1980)

Concrete and Eternit lines. Common: corrosion from lime-rich water, cracks at the invert, material fatigue at transitions. Recommended intervals: jetting every 3-5 years, CCTV inspection every 7-10 years.

Residential builds (1980-2000)

PVC and PE lines, robust construction. Common: grease deposits from kitchen drains, hair build-up in collector lines, occasional root ingress at outdoor connections. Recommended intervals: jetting every 5-7 years, CCTV inspection every 10-15 years.

Modern properties (after 2000)

High-quality plastic lines, often already leak-tested at build stage. Common: construction defects in the first years, otherwise unremarkable. Recommended intervals: jetting every 7-10 years, leak testing every 10-15 years (GSchV requirement).

What does a maintenance contract cost?

The cost of a maintenance contract depends on three factors: number of properties, service depth per property (Basic, Plus, Premium) and property characteristics (era, region, history).

A Basic contract for 5-10 single-family homes sits in a different range from a Premium contract for a developer portfolio of 50+ apartment buildings. Instead of advertising with flat-rate figures we do it the other way round: you share the portfolio list and we prepare a written detailed quote with scope and annual cost frame per property. No middleman mark-up, no hidden costs.

You receive a separate invoice per property with a clear breakdown of services and costs - even when we service several properties in your portfolio on the same day. This makes it easy to pass costs on to the owner association or individual owner. On request we consolidate an additional monthly summary for your accounting.

What does a maintenance contract for a property management cost?

The price depends on number of properties, service depth and region. Before signing we prepare a written detailed quote with a clear scope of services - no middleman mark-up, no hidden costs.

What contract term do you recommend?

Standard is a one-year term with automatic renewal and a 3-month notice period. On request also multi-year contracts with price lock-in - useful for larger portfolios with predictable rehabilitation needs. We advise on the right term after a needs analysis.

How fast are you on-site in an emergency?

As a contract customer, under 60 minutes in the main cantons Zurich, Aargau, Lucerne and Zug, under 90 minutes in Thurgau and Schaffhausen. Under the Premium contract we guarantee less than 45 minutes in the canton of Zurich. Around the clock, 365 days a year, weekends included.

Do we receive digital job protocols?

Yes. Every job is documented digitally: date, property, scope, equipment used, findings. For inspections we also deliver damage classification to SN EN 13508-2. Everything by email in an audit-safe PDF format.

Can we pass your inspection reports directly to owners?

Yes, all reports are worded so they can be shared with owner associations or individual owners. On request we also prepare owner-friendly summaries without jargon - ideal as an attachment for the owner meeting.

We already work with another provider. What are the switching costs?

None. We take over without a switching fee and coordinate with the previous provider where needed (sewer plans, existing damage documentation). The first 30 days serve to get to know your portfolio - you only formally commit after that.

Do you cover all cantons in German-speaking Switzerland?

We operate in Zurich, Aargau, Lucerne, Zug, Thurgau and Schaffhausen. In Bern, Basel and eastern Switzerland we work on request with local partners - speak to us about your specific location.
